Construction Documents

Controlling the design process is a key element in the success of any project.  Depending upon the degree of services required, The Holder Group will maintain significant involvement in each phase of the design and construction document preparation process.  We will conduct weekly progress meetings to review the drawings and coordination efforts.

As Owner’s Representative, Design/Build Constructor and in certain cases as Construction Manager, The Holder Group will maintain direct contact with each member of the design team ensuring coordination of the construction documents and maintenance of the schedule for completion.  The Holder Group will also ensure that the design intent and budget are maintained throughout the design process.

Schematic Design Phase – The Holder Group will oversee the schematic design process and present the client’s program requirements to the design team for schematic design preparation

    Meet with the lead architect to establish program requirements
    Discuss Mechanical / Electrical / Plumbing / Fire Protection requirements
    Arrange for design team to receive as-built drawings or provide access to the space for survey of existing conditions
    Review existing conditions drawings for accuracy
    Design team to perform code analysis
    Design team to photograph existing conditions
    Design team to prepare initial floor plan(s) and allow for two rounds of revisions
    Review alternate design schemes with Design team.
    Design team to work with client’s furniture and IT vendors for coordination with the design teams proposed layouts

Construction Budget Preparation

    Direct design team to work with short listed general contracting and construction management firms in preparation of preliminary construction schedules and budgets for presentation to the client
    Analyze and compare construction budgets for inclusion of all applicable work to be completed
    Review budgets with design team and suggest value engineering revisions if necessary

Throughout the construction document preparation phase, close attention will be paid to constructability issues and cost control. Accordingly, as the design is formulated, The Holder Group will be in close contact with the design team and ensuring that the client’s best interests are considered:

Design Development Phase – the Owner’s Representative will review and critique the preliminary plans as follows:

    Refine design
    Discuss final decisions regarding structural and MEP design
    Discuss finishes, colors and materials
    Value engineer design and material selections based on outcome of construction budget estimates
    Discuss drawing list and identify components of design to receive additional detailing

Construction Document Phase – the Owner’s Representative will review the completed construction documents as follows:

    Review completed drawings for inclusion of all client objectives
    Review coordination of architectural and MEP drawings
    Review specifications
    Obtain and review final budget and construction schedules
    Discuss permitting process (client’s expeditor or general contractor’s responsibility)
    Maintain construction document completion dates
    Coordinate Mechanical, Electrical and Fire suppression and structural drawings with prospective contractors
    Review budget
    Review project schedule
    Determine alternate means and methods of construction
    Evaluate possible Value Engineering alternatives
